In order to comply with the provisions of Article 20 of Law 2/2009, of March 31, which regulates consumer contracts for mortgage loans or credits and intermediation services for the conclusion of loan or credit contracts, the following pre-contractual information is made available to Silvio Angelini’s CLIENTS:

Main activity: Independent intermediation in the granting of loans and credits, acting as an informant without offering financial advisory services.
Regarding the intermediation service offered:
Activity: SILVIO ANGELINI DI SANTE provides non-exclusive financial intermediation services with any credit institution or lender. Upon request, the specific financing needs will be analyzed to access the market in search of a financing solution through individuals or legal entities that grant a loan/credit.
It does NOT offer advisory services. The Client will be provided with the necessary information prior to signing the financing contract, obtaining the required documentation from the financing institution/entity.
SILVIO ANGELINI is not the lender of the loan; its responsibilities are limited to intermediation between the borrower and the lender.
The Client is obligated to reliably inform SILVIO ANGELINI DI SANTE of any questions regarding the financing contract, as well as the specific clauses of the financing contract that they wish to negotiate individually with the lender or entity.
Fees for the real estate credit intermediation service.
Financing for real estate purchases and sales: maximum fees of 5% of the capital granted.
Debt consolidation: maximum fees of 5% of the capital granted.
Obtaining financing for business investments: maximum fees of 5% of the capital granted.
Mediation in obtaining consumer loans: maximum 30% of the capital obtained.
Expenses and expenses arising from the processing of transactions:
Property appraisal between €280 and €800 depending on the appraisal amount performed.
Obtaining simple notes: €25.
Checking non-performing loans: €25.
Preparation of feasibility studies (based on information provided by the client): maximum €150/hour.
Preparation of credit files (businesses): €150/hour.
Note: All fees, including, where applicable, those related to loan consolidation, will be paid based on a previously accepted estimate and regardless of the outcome of obtaining the requested financing.
Taxes: The amount invoiced for financial intermediation is exempt from VAT/IGI.C.
Payment Method: Payment of intermediation fees will be made by bank check, transfer, or any other legally accepted payment method, with the corresponding invoice being sent after collection of the fees.
In the case of Loan Consolidation:
If the financial intermediary recommends consolidating loans or credits into a single loan, the financial intermediary will provide information on the annual percentage rate and the essential characteristics of the proposed loan or credit, as well as how they compare with the loans or credits proposed for consolidation. The comparison will also take into account all fees and commissions for the intermediation service and all fees and commissions of the proposed loan or credit contract.
3) Regarding the intermediation contract:
Right of withdrawal: THE CLIENT has the right to withdraw from the intermediation contract by means of reliable communication to SILVIO ANGELINI DI SANTE, provided that the requested transaction has not been formalized and the 14-day period from the signing of said contract has not elapsed. This does not require any reason and does not entail any cost to the Client. Therefore, there are no expenses other than those incurred and duly accredited, with the breakdown presented in the pre-contractual information.
Right to Early Termination of the Contract: The contract may be terminated early and unilaterally by anyone who, having fulfilled the agreed obligations, alleges a serious and fundamental breach of the obligations of the counterparty, provided that a reasonable period of time has been granted to comply with the requirements, all in accordance with applicable regulations.
Right to the general terms and conditions of the contract: SILVIO ANGELINI DI SANTE makes the general terms and conditions of the contract available to interested parties free of charge through its website www.SILVIO ANGELINI DI SANTE.com. Language: Pre-contractual and contractual information will be provided in Spanish. If the client requests this information in another language, the cost of the requested translation will be borne by the requester.

Law 5/2019, of March 15, regulating real estate credit contracts, applies.
Royal Decree 309/2019, of April 26, which partially implements Law 5/2019, of March 15, regulating real estate credit contracts, and adopts other financial measures. Law 2/2009, of March 31, which regulates consumer contracts for mortgage loans or credits and intermediation services for the conclusion of loan or credit contracts.

Other customer rights
In addition to the above, customers have the right to:
Access the pre-contractual information and general terms and conditions used in the contract, as well as to receive a copy of the contract signed with the financial intermediary.
Access the main protection and transparency regulations through the Notice Board.
To receive information from the Intermediary regarding the nature of the service provided.
To receive information about whether the Intermediary acts in the transaction with a contractual relationship that involves any entity or credit company.
In the case of an independent intermediary, the consumer has the right to request three binding offers from credit institutions or other lending companies.
To receive, prior to signing the contract, a free brochure with the fees, rates, expenses, and charges applicable, with additional information, where applicable, on expenses related to the grouping of credits.
To be aware that the credit intermediary has the corresponding professional liability insurance policy as required by current regulations.
To receive information about the total price payable for the service provided, including all applicable fees and charges.
To receive information about the claims and out-of-court dispute resolution procedures.
In mortgage loan transactions, the consumer has the right to request the FEIN and FiAE (Financial Information System) from the entity that will formalize the mortgage.
